Housing for Individuals

Single Family Housing Direct Home Loans (Section 502): 

  • Low to very low income
  • Be without decent, safe and sanitary housing
  • Be unable to obtain a loan from other resources on terms and conditions that can reasonably be expected to meet
  • Agree to occupy the property as your primary residence
  • Have the legal capacity to incur a loan obligation
  • Meet citizenship or eligible noncitizen requirements
  • Not be suspended or barred from participation in federal programs


Single Family Housing Guaranteed Loan Program:

  • Eligibility is the same as Section 502



Single Family Housing Repair Loans & Grants (Section 504):

  • Provides loans to very low income homeowners to repair, improve or modernize their homes or grants to elderly very low income homeowners to remove health and safety hazards.


Individual Water & Wastewater Grants:

  • Grant funds can be used to connect service lines to a residence, pay utility hook-up fees, install plumbing and related fixtures


Socially-Disadvantaged Groups Grant:

  • To provide technical assistance to socially-disadvantaged groups through cooperatives and Cooperative Development Centers



Housing Development


Mutual Self-Help Housing Technical Assistance Grants: 

  • Grant recipients supervise groups of very low and low income individuals and families as they construct their own homes in rural areas.  The group members provide most of the construction labor on each other's homes, with technical assistance from the organization overseeing the project.


Multi-family Housing direct Loan: 

  • Provides competitive financing for affordable multi family rental housing for low income, elderly or the disabled. 


Farm Labor Housing Direct Loans and Grants: 

  • Provides affordable financing to develop housing for year-round and migrant or seasonal domestic farm laborers.


Housing Preservation Grants: 

  • Grants to sponsoring organizations for the repair or rehabilitation of housing occupied by low and very low income people.


Rural Housing Site Loans

Agricultural Marketing Service (AMS)

Conservation programs help people reduce soil erosion, enhance water supplies, improve water quality, increase wildlife habitat, and reduce damages caused by floods and other natural disasters.

Programs:

  • Conservation Stewardship Program (CSP)
  • Environmental Quality Incentives Program (EQIP)
  • Agricultural Conservation Easement Program (ACEP)
  • Healthy Forest Reserve Program (HERP)
  • Conservation Innovation Grant (CIG)

Farm Loans:

  • Guaranteed Loan Program

  • Purpose: Start, purchase, sustain or expand



Direct Farm Operating Loans:

  • Livestock and feed
  • Farm equipment
  • fuel, farm chemicals, insurance and other operating costs, including family living expenses
  • Minor improvements or repairs to buildings
  • Refinance certain farm-related debts, excluding real estate


Direct Farm Ownership Microloans:

  • Make a down payment on a farm
  • Build, repair, or improve farm buildings, service buildings, farm dwelling
  • Soil and Water conservation projects
  • May be used as a down payment farm ownership loan
  • May be used in Joint Financing


Direct Farm Operating Microloans: 

  • Essential tools
  • Fencing and trellising
  • Hoop houses
  • Bees and bee equipment
  • Milking and pasteurization equipment
  • Maple sugar shack and processing equipment
  • Livestock, seed, fertilizer, utilities, land rents, family living expenses, and other materials essential to the operation
  • Irrigation
  • GAP (Good Agricultural Practices), GHP (Good Handling Practices), and Organic certification costs
  • Marketing and distribution costs, including those associated with selling through Farmers' Markets and Community
  • Supported Agriculture operations
  • Pay for qualifying OSHA
